Your Local CrossCountry Mortgage Loan Officer
Tabitha Mast
I’ll be with you every step of the way
I am a proud Air Force Spouse with over 10 years of experience in sales and business development. I have a passion for people and the gift of collaboration, and one of my greatest joys is helping families realize their dreams by becoming first time home buyers or finding that new place to call home.
I am a 2nd generation Sarasota, FL girl, born and raised, and received my MBA at the University of Central Florida where I met my husband. When he is not on deployment, we love to take our 4-year-old son outdoors to explore the wonderful local landscape.
Not always being close to family, I personally know that finding that perfect location to call home can make a world of a difference, especially with a growing family. I understand that this process can be daunting, but I am here to help you navigate through all the challenges that may arise on your journey. Please reach out to me to see how my team and I can assist you in making your dreams become a reality, as it would be an honor to be your favorite lender.

To determine how much home you can afford, you’ll want to assess your financial situation. This includes your income, expenses, and debt-to-income ratio, to ensure your mortgage fits comfortably within your budget. A general guideline is to spend no more than 28% of your gross monthly income on housing costs and 36% on total debt.
-
A good credit score typically starts at 620 for conventional loans, while FHA and VA loans may accept scores as low as 500, though higher scores offer better terms. A strong credit score can help you secure lower interest rates, saving you significant money over the life of a home loan.
-
A Home Equity Line of Credit (HELOC) is a revolving line of credit that allows homeowners to borrow against the equity in their home. HELOCs function like a credit card, giving access to funds up to a set limit, which can be used for expenses like renovations or debt consolidation. You only pay interest on the amount you borrow, and the repayment terms typically include a draw period followed by a repayment period.
